📉 Home Sales Are Slower This Year
So far in 2025, we’ve seen a noticeable slowdown in home sales.
- In May, only 7 homes closed, bringing the year-to-date total to 28.
- By comparison, there were 34 home sales at this time last year, and 46 in 2023. This trend shows that many buyers are holding off, likely due to concerns about the economy and rising interest rates.
🏡 What’s on the Market?
- There are currently 74 homes listed for sale in our community.
- 31 are lakefront properties
- 12 are on the golf course
- 31 are interior homes (not on water or golf)
- Homes are averaging about 134 days on the market, which means many are sitting unsold for several months.
🏗️ New Home Construction Continues
- 9 new home permits were issued in May, which is right on track with last year.
- This shows that builders still believe in the long-term strength of our area, even if sales are currently slower.
đź’° Prices Are Adjusting
- The average list price for a home was around $581,000.
- Many sellers have had to reduce prices, with the average drop being about 5%, bringing the average list price down to $567,000.
- However, these modest price cuts haven’t done much to speed up sales, which tells us the issue isn’t just price - it’s a lack of active buyers.

- Well-maintained
- Freshly updated
- Clean and move-in ready
...tend to attract more attention and sell faster.
