Savannah Lakes Village Market Report – March 2026
March brought a more active spring setup to Savannah Lakes Village, with inventory continuing to build, monthly closings rebounding, and days on market improving slightly. Buyers have more choices heading into peak season, while sellers are facing a market where pricing and presentation matter more than they did a few years ago.
The biggest headline in the March numbers is the contrast between steady resale activity and a much slower pace in new construction permits. At the same time, pending activity improved, suggesting buyers are still engaging with the market as more spring inventory comes online.
Year-to-Date Snapshot: March 2026 vs March 2025
Through the end of March, home sales are nearly even with last year, but new construction permits are running well behind. That reinforces what many buyers are already showing us on the ground: resale homes, especially those that feel move-in ready, are drawing stronger attention than ground-up building decisions.

Homes Sold: Monthly Trend in Early 2026
Closings bounced back in March after a quieter February, bringing the year-to-date total to 17 homes sold. That keeps Savannah Lakes Village close to last year’s pace, even with buyers taking more time to compare options and weigh value.

New Construction: Permit Activity Slowed Sharply
New construction permits remain the softest part of the market so far in 2026. Through March, permit volume is down by half compared to the same point last year. That likely reflects the combination of build costs, longer planning horizons, and the fact that many resale homes now offer an easier path to getting settled at the lake.

Inventory: More Homes, More Choice
Inventory climbed to 92 homes for sale in March, up from 85 in February. That is a meaningful spring increase and gives buyers more room to compare lake, golf, and interior options.
Current inventory mix:
- 27 lake homes
- 17 golf-course homes
- 48 interior homes

Days on Market: Slight Improvement, Still a Selective Market
Average days on market improved to 197 in March, down from 209 in February. That is a positive directional move, but homes are still generally taking longer to sell than they did in the more competitive years. Buyers are watching condition, updates, and pricing closely.

What This Means for You This Spring
Thinking about selling?
March data reinforces the same message we have been sharing: spring can be a great time to sell, but it is not an autopilot market. With more inventory available, sellers should focus on:
- Pricing from recent closed sales, not last year’s expectations
- Handling the updates buyers notice first
- Showing the lifestyle clearly in photos, remarks, and presentation
Thinking about buying?
Buyers now have more room to compare options, and that can be a real advantage. In March we are seeing:
- More available homes across price points and property types
- Healthy pending activity, which shows buyers are still moving
- Opportunities on homes that have been listed longer and may need sharper positioning
